While it is difficult to draw hard and fast rules about the projects we will entertain, the following are a few of our company’s general site selection guidelines:

  • Schools with a total enrollment of greater than 15,000 students are considered
  • Enrollment ideally should be increasing
  • Sixty-five percent or more entering freshman should graduate within six years
  • A site or existing property must be in close proximity to the university and/or near other student communities being rented by the bedroom
  • It is preferred that the site be served by an off-campus shuttle bus service
  • On-campus university-owned dormitories and other housing should accommodate no more than thirty-five percent of total enrollment
  • Potential for the development of 400+ beds
  • Project Budget: $25M-$100M+

We pride ourselves in limiting our development options to communities that only have long-term viability. Thus, while we will entertain offers to sell for the right price, we program and build each community as if we are going to own it long-term. Before commencing on a development, we consider a number of key factors to ensure that our minimum quality standards are met. We actively work with community officials and representatives to address local concerns and issues. And, we work with local business partners to take advantage of local expertise.

Our understanding of identity drives our marketing efforts and results in above market satisfaction surveys and fewer dollars spent on leasing efforts and turnover.
