Setting the standard for excellence in student housing

Investment Focus

Residential Housing Development is passionate about developing and acquiring quality student apartment and condominium communities located in highly attractive locations near growing universities and colleges. Our communities, mostly under the “District” brand, are programmed and designed to meet the needs and desires of today’s university students by providing:

  • A location that is convenient and accessible to campus
  • Shared common area living with private, individually leased bedroom and bath suites
  • Class A unit finishes
  • Optimum unit mixes, floor plans and parking configurations
  • Comfortable and private furnished living quarters
  • On-property courtesy patrol
  • On-site property management
  • State-of-the-art communcations/entertainment
  • Ammenities matched by few competing properties

We are continually looking for new and exciting development opportunities in select markets, and we have developed an industry-wide reputation for finding and successfully entitling developments in high barrier-to-entry markets that ensure the long-term viability of our communities. If you have property for sale, an assemblage opportunity, or are interested in discussing a joint venture partnership, please contact us at

We have the expertise and experience to handle every phase of the development process including:

  • Site selection
  • Property assemblage
  • Market research
  • Pro forma modeling
  • Feasibility analysis
  • Entitlements
  • Master planning / Project design
  • Financing
  • Construction management
  • Lease up management
  • Long-term asset management

While it is difficult to draw hard and fast rules about the projects we will entertain, the following are a few of our company’s general site selection guidelines:

  • Schools with a total enrollment of greater than 15,000 students are considered
  • Enrollment ideally should be increasing
  • Sixty-five percent or more entering freshman should graduate within six years
  • A site or existing property must be in close proximity to the university and/or near other student communities being rented by the bedroom
  • It is preferred that the site be served by an off-campus shuttle bus service
  • On-campus university-owned dormitories and other housing should accommodate no more than thirty-five percent of total enrollment
  • Potential for the development of 400+ beds
  • Project Budget: $25M-$100M+

We pride ourselves in limiting our development options to communities that only have long-term viability. Thus, while we will entertain offers to sell for the right price, we program and build each community as if we are going to own it long-term. Before commencing on a development, we consider a number of key factors to ensure that our minimum quality standards are met. We actively work with community officials and representatives to address local concerns and issues. And, we work with local business partners to take advantage of local expertise.

Our communities are distinguished by their focus on identity and its use to appeal to our residents. Our understanding of identity drives our marketing efforts and results in above market satisfaction surveys and fewer dollars spent on leasing efforts and turnover. We use “The District” brand to create distinct styling and design/architectural elements unique to each community that appeal to younger residents. Over the years “The District” has developed a reputation with industry professionals for excellence in design and deal execution.
