Residential Housing Development’s communities offer university students an attractive alternative to the traditional older multi-family housing and first generation student housing typically found at universities. RHD’s properties are programmed and designed to meet the needs and desires of today’s university students by providing:

  • Shared common area living with private, individually leased bedroom and bath suites
  • A setting that is convenient and accessible to campus
  • Optimum unit mixes, floor plans and parking configurations
  • Comfortable and private furnished living quarters
  • Access gates to the property
  • On-property courtesy patrol
  • State-of-the-art communications/entertainment
  • Amenities matched by few competing properties

The following are our company’s primary site selection guidelines:

  • Schools with a total enrollment of greater than 15,000 students are considered.
  • Enrollment should be increasing.
  • Sixty-five percent or more entering freshman should graduate within six years.
  • A site or existing property must be in close proximity to the university and/or near other new and highly profitable student communities being rented by the bedroom.
  • Campus parking is a universal problem. Therefore, it is preferred that the site be served by an off-campus shuttle bus service.
  • On-campus university-owned dormitories and other housing should accommodate no more than thirty-five percent of total enrollment.

Residential Housing Development is passionate about developing and acquiring quality student apartment and condominium communities located in highly attractive locations near growing universities and colleges. We are actively seeking attractive lease-by-the-bed student housing community opportunities in markets that have considerable barriers to entry. We pride ourselves in limiting our development options to communities that only have long term viability. Thus, we program and build each community to be held for a minimum of ten years. Before commencing on a development, we consider a number of key factors to ensure that our minimum quality standards are met. We actively work with community officials and representatives to address local concerns and issues. And, we work with local business partners to take advantage of local expertise.

Our communities are distinguished by their focus on identity and its use to appeal to the echo boomer demographic. Our understanding of identity drives our marketing efforts and results in above market satisfaction surveys and fewer dollars spent on leasing efforts and turnover. We use “The District” brand to create distinct styling and design/architectural elements unique to each community that appeal to younger residents. “The District” has proven to be very popular with residents.
