Residential Housing Development (RHD) was founded in 2003 to develop and acquire student communities across the United States. With over twenty years of combined experience in student housing, the executive team has extensive skill in the development, acquisition, management, and disposition of lease-by-the-bed student housing communities.

The core executive team is managed by Mr. Lloyd Ecclestone. Mr. Ecclestone has been a driving force in Palm Beach County’s development for more than 35 years. One of his more notable achievements has been the development of PGA National Golf Club. With over 5,300 homes, four PGA National Golf Courses, and a 339 room PGA National Resort and Spa in a 140,000 square foot shopping center on PGA Boulevard, this mixed use development is considered by many the crown jewel in Palm Beach Gardens. In 2003, Mr. Ecclestone partnered with Mr. Derek Anderson and Mr. Nick Anderson to develop and own student housing apartments and condominiums.

Mr. Derek Anderson has over 15 years of experience in student housing and hospitality related business. He joined Meyer Residential, LLC, a young student housing company, in 2000 as Vice President of Operations. Mr. Anderson played a primary role in developing the corporate and property management systems from the ground up. Among other things, he was responsible for designing, implementing and overseeing an integrated corporate and property accounting system, an innovative online property management software system, property staffing, resident retention programs, and incident-based and preventative maintenance procedures.

Mr. Nick Anderson also has a diverse background in the real estate and design related industries. Mr. Anderson joined Meyer Residential, LLC in 2000 to serve as Vice President of Development. He successfully co-developed over $75 million in assets, on time and on budget. His primary responsibilities included collaborating on project design, creating pre-development/construction budgets and operating proformas, navigating the legal and regulatory environment while managing the delivery of working drawings to obtain necessary entitlements and site development and building permits, submitting construction draws, and inspecting and managing construction progress. In addition, Mr. Anderson was responsible for researching and obtaining attractive financing and interfacing directly with lenders, attorneys, mortgage brokers, investors and partners.

By 2003, Mr. Derek Anderson and Mr. Nick Anderson had successfully co-developed $75 million in student housing assets. A list of their projects included:

  • The development of a 432 bedroom community in East Lansing, Michigan
  • The development of a 1,152 bedroom community in Austin, Texas
  • The development of a 384 bedroom community in College Station, Texas
  • The acquisition and renovation of a 720 bedroom community in Knoxville, Tennessee
Since the formation of Residential Housing Development in 2003, Mr. Ecclestone and the Andersons have aggressively pursued additional development opportunities in attractive locations. Most notably RHD developed a 924 bedroom community in Morgantown, West Virginia.
